Water Intrusion - Helpful Information

What Should I Do Now?
Many homeowners with water intrusion are not quite sure what they should do right now since Ryland has not yet stepped forward to take responsibility or corrective action. Here is a list of things you might consider doing at this point - including information for those who's home is under construction and have not yet closed.

There are also grassroot efforts to get involved in for those that feel this issue shouldn't be swept under the rug and things should change, so future homes won't have this same issue and so builders should step up to take care of the issue in the homes they've built.

Also, we've heard of many people that didn't necessarily fight off buckets of water during the storms, but are now realizing that water did come in especially along their exterior wall that has kitchen cabinets on it - you might want to look a little closer at yours to see if you have hidden damage like shown on this page.

Do You Have the Blown-In Foam Insulation? Should You Worry?

One of the upgrade options in our homes was blown-in foam insulation, so you may or may not have it.

It's been reported that at least one Ryland representative has stated to a homeowner that the foam isulation soaked up water like a sponge, but Tailored Foam of Florida, the company that makes the insulation, have stated thus far that the material is not prone to absorbing water or mold growth. 

In an e-mail response from the Company they said "...rest assured that Tailored Foam will not be affected by the presence of moisture in the walls. It will release any moisture as quickly as the wall that surrounds it, and will be highly resistant to any buildup of mold / mildew that might otherwise form in the wall cavity. In addition, since the foam absorbs very little moisture, the product will continue to insulate, absorb noise, etc. In short, there will be no effect upon its performance."

Exterior Paint -

The final colored coat of paint seems to be Duron Exra Deluxe Exterior on all of our homes.

Some homes seemed to have received a primer coat of Duron Dura Crete, specifically lighter final colored ones.

Some received no primer and went direct from the "stucco" finish to their final color.

Paints, Sealers, Stucco Alternatives
Note: these products are for research only, none have been determined to be the best solution to the problem at this point. And a Ryland executive has verbally stated they DO NOT recommend using elastomeric or use it themselves because they feel it doesn't breath and will trap any normal moisture in the walls, thus causing long term hidden moisture/mold issues. We do not recommend or have experience w/ these products, some of the vendors contacted the website asking to be added, so they are included as another source to research - all decisions of how to proceed are the sole responsibility of each homeowner.

If there is moisture trapped in your walls and you seal the exterior w/out removing the interior drywall and insulation to let it dry out, you could potentially be sealing moisture in by painting before allowing the wall to dry out. The paper isulation may be wet behind your drywall without you realizing it - we've seen it from removing our own drywall at heights that it appeared to be dry.

If you repaint the exterior you may want to make sure the walls are dried out inside in any spots you know water entered in the past.

Governmental Building Departments

The Orange County Building Div. Is requesting homeowners with water problems to call and complete a brief survey before Nov. 1. Once the study is done a committee of building officials will present a report to the CF Chapter of the Building Officials Association of Florida. Any code changes recommended wil then become public knowledge, likely to be reported on by the local media.
